Can you hold a place before I apply?
We are unable to reserve a unit for anyone without a deposit placed on the unit. To secure a unit, an applicant must first apply, undergo screening, and receive approval. Upon completion of these steps, the applicant will have 24 hours to pay the deposit and finalize their reservation for their new home! -
Do I pay the first month’s rent and last month’s rent with my security deposit?
The deposit amount is determined by approval status, with the base deposit for a fully approved applicant being equivalent to one month's rent. However, this amount may increase depending on rental history and the results of your credit check. Additionally, if you have a pet, there is a pet fee/deposit of $300.00 for one pet or $500.00 for two pets. Pet rent is $30.00 per month for one pet or $50.00 per month for two pets. -
How old do you have to be to apply?
To apply for any of our properties, you must be 18 years of age or older. -
Is the deposit refundable?
The deposit will be refunded only upon completion of the contract and providing appropriate notice to vacate the unit. Additionally, the deposit is subject to refund pending the move-out inspection and deduction for any damages incurred from the deposit amount. -
Who needs a cosigner?
A cosigner is necessary for the following reasons:- Your income is less than three times the monthly rent.
- Your credit check does not meet our criteria.

You have a property I want to rent. How do I apply?
To submit your application, you have two options. Firstly, you can visit our website, navigate to the properties section, and click on "Apply Now" for the unit you're interested in. Alternatively, you can contact our office, and our office assistant will be delighted to assist you by sending the application over to you! Upon entering the application, you'll complete all your information and upload photos of your ID, along with PDF copies of your three most recent pay stubs. If you're paid weekly, please provide your four most recent pay stubs instead. -
How do I pay rent?
Rent payments are required to be paid through your online portal with AppFolio. Upon registration to pay your deposit, you'll be able to arrange monthly payments using your credit card, debit card, or bank account. Processing fees apply to any payment method using the Online Portal. -
I want to get a pet. What should I do?
If you are a current resident and wish to have a pet, please send us an email expressing your intention. For cats, we only require a picture, vet records, a completed pet waiver, and payment of the pet deposit; breed information is not necessary. However, for dogs, we need to know the breed beforehand as certain breeds are subject to restrictions. Once approval is granted, you'll need to provide a picture, vet records, a completed pet waiver, and payment of the pet deposit. Once all requirements are fulfilled and the necessary paperwork is signed and payment is made, your pet will be permitted to move in! -
I want to move out, but my roommate wants to stay. What should I do?
If your roommate is considering moving out, several steps need to be taken:- A unit inspection will be conducted to ensure the unit is in good condition.
- The remaining roommate must provide updated pay stubs and renters insurance in their name only. If the remaining roommate's income alone meets the requirement of three times the rent, they will be approved to stay. Otherwise, both parties will need to decide whether to stay or vacate.
- If the remaining roommate is approved, both parties will need to complete the Change in Resident Addendum. Once this is done, the departing roommate will be released from any future charges.

My lease expiration is coming and I want to move out. What should I do?
If you're considering renewing your lease, here are the steps to follow:- You will receive a renewal notice 90 days before your lease expires.
- You'll have 30 days to either sign the renewal or give notice of your intention to move out. Failure to sign the renewal will result in your lease automatically converting to a month-to-month lease upon its expiration.
- You must provide a 60-day notice prior to the expiration date of your lease.
- You are responsible for all rent, utilities, and renters insurance until the lease expires.
- During the month of move-out, you need to:
- Inform us of the date and time you'll be returning the keys.
- Ensure the unit is returned to its move-in condition.
- Patch any holes in the walls and sand them.
- Provide our Office Team with a forwarding address for your deposit.

Who is responsible for paying for repairs & maintenance requests?
Our maintenance team is dedicated to addressing any issues that arise within the unit. However, there are instances where responsibility may fall on the resident if the issue extends beyond normal wear and tear, such as:- Failing to change the filter for an extended period.
- Ignoring a known maintenance issue over an extended period.
- Accidentally causing damage to the property.
